Here is an update from the Board with current information ahead of the year end.
Ventilation
At the beginning of January, a ventilation survey will be sent out where the Board collects information about the perceived ventilation conditions in the property. This will be an important basis for planning future measures. More information will follow and the matter will also be raised at the annual general meeting.
Budget 2026
The Board has now adopted the budget for 2026. In order to meet inflation, increased costs and planned maintenance of the properties, we have decided on a fee increase of 3 percent starting from the turn of the year.
Electrical issues in entrance 20
During the autumn, there have been electrical issues in entrance 20, affecting some lighting, broadband and the code lock for the entrance door. An electrician will be on site during the week to address this. The issue is caused by moisture in the courtyard poles that are on the same electrical phase. These will now be separated to reduce the risk of future disruptions. The poles will also be replaced, but this is planned for next year as a more permanent solution.
Planned water shut off
A water shut off is planned for Thursday sometime between 12:00 and 16:00, affecting all or parts of the property. The reason is a kitchen replacement related to a water damage in one apartment. It is possible that the shut off will only affect the Flottbro building. We will return with more precise information as soon as we know more.
Balcony renovation
Concrete casting is ongoing according to plan and the latest communicated schedule still applies, meaning completion by the end of February.
Window renovation
The procurement process for the window renovation is ongoing and the work is proceeding according to plan. An agreement has been signed with a contractor, Fog och Fönster, and the Board is awaiting a confirmed schedule. The stated preference is for work to begin in April.
Sealing layers in the coal cellar and parts of the terrace
Procurement is ongoing for measures related to the sealing layers in the coal cellar and parts of the terrace. The work is planned for the spring and is intended to be completed before the summer. The measures are necessary due to deficiencies in work carried out by a previously contracted contractor in connection with the construction of the terrace apartments around 2018.
New gardening contract
The Board is currently procuring a new gardening contract for 2026, which we hope will result in even nicer green areas next year.
Waste management
We have started preparations for upcoming legal requirements from 2027, when all housing associations must have their own waste management solution. In this context, cabinets have been temporarily placed on Flottbrovägen for storage. These are not in use. The area is currently being planned and a building permit will be applied for. No decision has been made regarding the final location and more information will be shared once the planning has progressed further.
