Subletting Your Apartment

Renting out your apartment requires careful planning – here’s everything you need to know about applying, the rules, and tips for a smooth and secure sublet.

Board Approval Required

To sublet your apartment in BRF Klädstrecket 24, approval from the board is required – even for short-term rentals. Subletting without permission may result in forfeiture of the right to use the apartment, in accordance with the Condominium Act.

Application Process

  • Complete the application form and email it to the board at styrelsen@kladstrecket24.se. The board meets once a month, so submit your application well in advance.

  • Clearly state the reason for the sublet and the desired rental period.
  • Acceptable reasons include
    • Temporary studies or work in another location
    • Trial cohabitation with a new partner
    • Internationall Assignments
  • Note: Financial reasons are not accepted as valid grounds for subletting.

Rental Conditions

  • Subletting is only permitted to private individuals.
  • Minimum rental period: three months.
  • The board grants sublets for up to one year, with the possibility of an extension for another year upon a new application.
  • Rent must be reasonable and based on the costs of the apartment. You can calculate reasonable rent using this rent calculator.
  • As of 1 January 2025, the association charges a fee of SEK 490 per month for subletting, to cover administrative costs and the loss of member contributions (e.g., maintenance days, board duties).

Qualifying Period

  • You must have lived in the apartment as your permanent residence for at least one year before applying to sublet.
  • After the rental period ends, you must reside in the apartment for at least one year before submitting a new application.

Important Notes

  • Short-term rentals via Airbnb or similar services are not permitted.
  • As the owner, you must maintain home insurance with a condominium supplement during the sublet. The tenant does not need this supplement.
  • The subtenant’s name may not be displayed on the postbox or door. All mail should be addressed using a c/o address.

Appealing a Decision

If your application is denied, you may appeal the decision to the Rent Tribunal (Hyresnämnden). Their decision is legally binding and must be followed by the association.

Renting to a Lodger

These rules do not apply to renting out a room to a lodger, as long as you continue to reside in the apartment. In such cases, no board permission is required.
