As a condominium owner, you have a great deal of freedom to renovate your home, but some measures require approval from the board. It is essential that all renovation work is carried out professionally, with consideration for neighbours, and that any work affecting the property or the association’s installations complies with relevant rules and industry standards.

Responsibility and Consideration for Neighbours

You are free to renovate your apartment, but certain changes—especially those that may affect the building or systems maintained by the association—require prior approval from the board.

We are committed to maintaining the quality of our shared property, and the requirements outlined in the renovation application (download below) are there to ensure proper oversight and documentation of structural changes. If you carry out renovations without the necessary permits, you may be liable for any corrective measures the association needs to undertake.

Permitted Renovation Hours

To maintain a pleasant living environment and reduce disturbances, noisy renovation work may only be carried out on weekdays between 08:00 and 18:00.

Non-disruptive work is allowed on weekends as well, whether done by yourself or by a contractor. Please also ensure that bags of construction waste or similar are removed within one week.

Water & Ventilation

Water damage is common in Sweden, causing damage estimated at around 100 million SEK every week. Therefore, it is essential that all work complies with industry regulations. If you are planning to move a floor drain or make other structural changes to a bathroom, you must submit an application.

All bathroom renovations must be carried out by certified professionals. The association requires that wet room renovations comply with the Byggkeramikrådet’s BBV regulations and the Golvbranschens GVK guidelines for water-damage-safe construction. We recommend hiring only certified professionals.

Helpful tips

  • Always use certified professionals for plumbing and tiling/vinyl flooring work.
  • Seal visible holes with silicone
  • Have your bathroom inspected if you're unsure whether the waterproofing or floor drain is intact.
  • Odours from drains usually come from leaky water traps or connections.
  • After showering or drying laundry, leave the bathroom door open to allow moisture to dissipate.

 

Kitchen Renovations 

Planning to renovate your kitchen? Please note:

  • Moving the kitchen requires  - submitting an application.
  • Water pipes must only be altered by certified professionals.
  • New electrical installations must be performed by a certified electrician.
  • Do not connect fans to the building’s ventilation system – instead, use a free-hanging recirculating carbon filter fan.

Ventilation Tips

  • Replace carbon filters regularly and clean the metal filters.
  • Open windows/vents in adjacent rooms during cooking and close the kitchen door.
  • Choose your fan carefully – their ability to filter food odours varies.
  • Clean exhaust vents once a year.

Electricity

Only certified electricians are allowed to perform the following:

  • Install fixed wiring (e.g. outlets, switches).
  • Install underfloor heating or heating cables.
  • Replace non-earthed sockets with earthed ones.
  • Install dimmer switches.

Safety Note

The residual current device (RCD) in your hallway detects electrical faults and will cut the power to protect you. Always switch off the electricity via the RCD before changing light bulbs or performing other maintenance. Household electricity is dangerous – always be cautious.

What can I do myself?

If you have the necessary knowledge, you may replace switches, sockets, light fittings, etc. However, you are liable for any errors, so if you're unsure, hire a qualified electrician.See practical advice for laypersons on Elsäkerhetsverket’s website.

Permissions Required

You need written approval from the association for any work involving:

  • Load-bearing structures, such as removing or altering walls. (Requires assessment from a qualified structural engineer)
  • Replacing the front door
  • Modifications to drainage, heating, gas, or water systems.
  • Changes that alter the apartment layout (e.g. moving kitchen or bathroom), affect ventilation, impact the building’s character, or could be detrimental to the property or residents.

Submit a completed Renovation Application Form to the board. Processing time is approximately 1–2 months. A final inspection of the work must be scheduled with the board. Notify the board via email at styrelsen@kladstrecket24.se.

Special Requirements

  • Only carbon filter fans or traditional stove hoods may be installed in kitchens.
  • Kitchen exhaust ducts (located near the ceiling) must remain accessible for chimney sweeps.
  • Motorised extractor fans are not allowed in kitchens or bathrooms.
  • Ventilation ducts must not be covered or sealed.
  • Radiators must not be removed.
  • Bathroom radiators may be replaced with towel warmers of equivalent power.
  • Waterborne underfloor heating is not permitted.
  • Electric underfloor heating mats may be installed.

What Am I Allowed to Do?

Any work that falls under your personal maintenance responsibility as an apartment owner does not require approval.
