Dear neighbors,
We hope everyone has had a great start to the summer. When we return after a well-deserved break, a major project awaits the association this fall, as mentioned during the information meeting on June 16 – the renovation of all apartment balconies. Below is important information regarding this. It is essential that even those of you without a balcony read through this material, as your living situation will be affected during parts of the project period.
To begin with, the board would like to emphasize that the living environment will be affected to varying degrees during the course of the project. There will be periods that are challenging. The board has procured the renovation and assigned the project manager and contractor to plan the work so it is carried out as efficiently as possible and according to the established schedule. We appreciate your understanding regarding the temporary disruptions that may arise during the process. We jointly own a unique property that requires ongoing care and maintenance, which makes this action necessary.

- Project period: Week 35 to Week 51
- Working hours: 07:00–17:00
- Noisy work: 08:00–16:00
Execution
All balconies must be completely emptied (including any floor panels) no later than Sunday, August 31. Awnings on the ground floor (excluding the terrace) and the first floor must be removed before the work begins. Dismantling and reinstallation will be handled by the contractor during Week 35. The awnings will be labeled and stored together near the garage. We would also like to mention that this is an opportunity for those of you who currently have a different awning color than green – which has been a required standard in the association for several years – to replace it with the correct color.
During the project period, scaffolding with mesh fabric will be installed in front of the affected façade sections. This applies to almost the entire building, except the Badstrand building facing Gammelgårdsvägen and the garden, and the Flottbro building facing the garden and Flottbrovägen. The mesh is a so-called summer mesh, which is not transparent but allows light to pass through. Ventilation may be affected to some extent during the period. Windows and balcony doors located behind the mesh must not be opened, as this may allow large amounts of construction dust to enter.
The concrete in the balcony slabs has reached the end of its technical lifespan and needs to be replaced. The existing concrete will be chipped away, which will involve high noise levels and some vibration in adjacent apartments. Chiseling work will take place between 08:00 and 16:00 throughout September, divided across different parts of the property.
Important to note
Entire façade sections will be affected simultaneously, which means that even work on neighboring balconies may make it difficult, for example, to work from home. A more detailed chiseling schedule will be shared in mid-August, but you should expect that September will be noisy during the daytime.
We recommend that you remove items from windows near the balconies and secure or relocate fragile objects (such as glass cabinets or shelves) that are close to the balcony doors.
Once the concrete has been removed, the reinforcement and steel beams supporting the balconies will be inspected. If necessary, they will be repaired or replaced, which may affect the schedule. However, there is no risk that the work will impact the interiors of any apartments.
In conclusion
We are aware that this project will cause some inconvenience in daily life, but we are confident that the outcome will contribute to long-term value for all of us. Thank you for your understanding and patience while the work is underway.
