Member Responsibilities
You do not need permission to renovate or make changes to parts of your home for which you are responsible for maintenance. However, all such work must be carried out professionally. As a member, you are obligated and entitled to maintain the following:
- Surface materials on all walls, floors, and ceilings, including underlying treatments.
- Non-load-bearing internal walls (but you may not remove or modify them without permission).
- Glass and frames of both interior and exterior windows, including fittings, handles, locks, ventilation filters, and sealing strips, as well as all painting—except for the external painting and glazing.
- Exterior door fittings, hinges, glass, handles, doorbells, letter slots, and locks including keys; painting is also your responsibility, except for the outside of the exterior door.
- Interior doors and security gates.
- Mouldings, trims, and decorative plasterwork.
- Painting of radiators
- Electric underfloor heating and any water heaters installed by the member.
- Plumbing for water and wastewater that is accessible inside the apartment and serves only the apartment.
- The fuse board (RCD unit) and all electrical and communication wiring (telephone, cable TV, data, etc.) from the fuse board into the apartment, including conduits, switches, sockets, and fixed lighting fixtures.
- Air vents and intakes—painting only.
- Smoke detectors.
